Why We Chose to Remodel

One thing you quickly notice when looking at homes in Leisure World Seal Beach is that many of them were built a long time ago.

Some have already been beautifully remodeled.

Others still look much the way they did decades ago.

When we were looking for our home, I began to realize something:

If the basic layout is similar, why pay more for someone else's remodeling if I already know what I want?

I have always enjoyed design and making spaces feel beautiful, so the idea of starting with an older home didn't scare me.

Actually, it was exciting.

Rather than paying a premium for a remodeled unit that might not have been exactly my style, we could put that money toward creating a home that felt like ours.

And because the purchase price can affect property taxes, buying at a lower price was another consideration for us.

Our Home Is Only About 800 Square Feet

Our home is a one-bedroom.

It's not large.

But one thing I've learned since moving here is that a small home can feel surprisingly spacious when the colors, flooring and layout work together.

I wanted ours to feel:

bright, clean, soft and peaceful.

So instead of introducing many different colors and materials, we kept the overall palette very light.

White walls.

Light flooring.

White cabinetry.

Soft neutral furniture.

And just a little blush pink here and there.

The result surprised even me.

The house didn't become physically larger.

It simply started feeling larger.

The Biggest Change Was Making Everything Feel Connected

In a small home, every room affects the next one.

If the kitchen feels dark, the living room feels smaller.

If the flooring changes too many times, the home can feel chopped into little sections.

So one of my priorities was visual continuity.

We used light-toned flooring through the main living areas and kept the kitchen bright.

Looking from the kitchen toward the living room, your eye can travel through the space without being interrupted by too many colors or materials.

That simple decision made a tremendous difference.

White Became My Best Remodeling Tool

Some people worry that too much white will feel cold.

For our little home, I found the opposite.

Because we have natural light coming through the windows, white reflects that light throughout the room.

Then I could add warmth through smaller things — curtains, flowers, pillows, baskets and accessories.

Those are easy to change.

The expensive parts of the house stay simple.

That's something I would absolutely do again:

Keep the permanent elements timeless, and let the accessories provide the personality.

The Kitchen Needed to Feel Like Part of the Living Space

Because the home is small, the kitchen isn't really separate from the rest of the house visually.

That meant I couldn't treat it like an entirely different room.

Keeping the cabinetry and countertops light helped connect the kitchen to the living area.

Now, when I'm standing in the kitchen looking toward the living room, the entire space feels much more cohesive.

This is actually one of my favorite views in our home.

We Spent About $20,000 on the Remodel

Our remodeling cost was approximately $20,000.

Of course, remodeling prices can vary enormously depending on the condition of the unit, materials, labor costs and how much work is needed.

So I wouldn't use our number as an estimate for someone else's home.

But our experience did teach me why it's worth doing the math before automatically choosing the prettiest remodeled unit.

Imagine you're comparing an older unit at a lower purchase price with a beautifully remodeled unit at a considerably higher price.

Ask yourself:

How much of that price difference is actually remodeling?

And maybe an even more important question:

Would I have chosen those same finishes myself?

If you're going to replace the flooring, change the kitchen or repaint everything anyway, paying a large premium for someone else's renovation may not make sense.

For us, starting with an older home gave us the opportunity to make the space our own.


What We Learned Remodeling Our Leisure World Seal Beach Home

This is something I would absolutely want another Leisure World buyer to know.

Remodeling here isn't quite the same as remodeling an ordinary house.

We couldn't simply choose any contractor we wanted and tell them to start working.

Leisure World has rules governing alterations and remodeling, and the Mutuals maintain requirements relating to contractors and building alterations. Because the Mutuals are self-governing, the applicable procedures and rules should always be checked for the particular Mutual where you're buying.

For our remodel, we needed to use a contractor who was eligible to work inside Leisure World, and our remodeling plan had to go through the required approval process before construction could begin.

And this is where we learned our lesson.

At the time, in our Mutual, the committee handling our approval met only once a month, and our plans needed to be submitted by the required deadline before the meeting.

The contractor who initially handled our project wasn't familiar enough with that timing.

We missed the deadline.

And just like that, we lost an entire month.

There wasn't anything wrong with our remodeling plan.

We simply had to wait for the next approval cycle before we could begin.

I can laugh about it now. 😂

But when you've bought a home and are excited to start remodeling, an unexpected month feels like a very long time.

So if I could give someone one practical piece of advice, it would be this:

Before scheduling your remodel, make sure both you and your contractor understand the current Leisure World and Mutual approval requirements — including exactly when plans must be submitted.

Don't assume that because a contractor can work in Leisure World, they necessarily know every deadline for your particular Mutual.

And don't order everything or schedule your entire construction timeline until you understand the approval process.

Current requirements should always be verified because rules and procedures can vary by Mutual and change over time. Official Mutual document pages, for example, include separate rules covering contractor licensing, building alterations and remodeling notifications.

A beautiful remodeling plan doesn't help very much if it has to sit and wait for another month. 😂

There's Another Advantage People May Overlook

The purchase price of a home can affect more than what you pay at closing.

It may also affect ongoing expenses such as property taxes.

That doesn't mean I think everyone should automatically buy the cheapest unit.

A home needing extensive structural, plumbing or electrical work could become expensive very quickly.

But if the basic condition is sound and most of what bothers you is cosmetic, I think an older unit deserves a second look.

Especially if you enjoy design and remodeling.

For someone like me, being able to choose the finishes myself was actually part of the fun.


Small Doesn't Mean You Can't Make It Beautiful

One of the things I enjoy most about our home is that it doesn't try to be something it isn't.

It's not a large house.

It's our little retirement home.

And I wanted it to feel comfortable rather than impressive.

There are practical advantages too.

Less floor to clean.

Fewer rooms to maintain.

Less space to fill with things we don't really need.

And as we get older, I suspect I'm going to appreciate those things even more.

Would I enjoy having a second bedroom when our children visit?

Absolutely. 😂

That's probably the one thing I would change if money were no object.

But for our everyday life as a couple?

This little one-bedroom works.

And Then I Started Working on the Outside

Once the inside felt like ours, naturally I started looking at the front of the house. 😂

Our home is attached in a row with several other units, and from a distance many of the homes can look quite similar.

I wanted to give ours just a little personality.

I also thought it would make the house easier for friends to find when they came to visit.

So I added an arch near the entrance and planted bougainvillea.

It's still very much a work in progress.

Right now, you have to use a little imagination. 😂

But the bougainvillea is growing, and I'm hoping that eventually it will climb over the arch and cover it with flowers.

My dream is that someday when someone asks which home is ours, I won't need to explain the unit number.

I'll simply say:

“Look for the little house with the bougainvillea arch.”

Still a work in progress — but I'm hoping this little arch will eventually be covered in bougainvillea.

If I Were Buying in Leisure World Again

Knowing what I know now, I wouldn't automatically look for the prettiest remodeled home.

I would look first at the things that are difficult or expensive to change: location, orientation, natural light, the basic condition of the home, and any Mutual rules that could affect the remodeling I wanted to do.

Then I would look at the cosmetic things.

Old flooring?

That can change.

Cabinet color?

Possibly changeable.

Outdated fixtures?

Usually changeable.

Someone else's decorating taste?

Definitely changeable. 😂

And before choosing a contractor, I would make sure they were properly qualified to work in Leisure World and very familiar with the current remodeling and approval process for my particular Mutual.

Sometimes an unattractive listing can hide a home with very good bones.


Our Little Retirement Home

When I look around our home now, I don't think about its square footage very often.

I think about how peaceful it feels.

Morning light coming through the curtains.

A clean floor that's easy to maintain.

Flowers by the window.

The view from my kitchen into the living room.

And outside, a bougainvillea slowly making its way up an arch.

This home isn't extravagant.

But it feels like us.

And perhaps that's one of the nicest things about this stage of life.

After years of raising a family, working, serving others and living through all the busy seasons...

you begin to understand that home doesn't have to be big to feel abundant.

Sometimes a small, bright home — made exactly the way you like it — is more than enough.
